Turn of the Century Saloon -- Colorado Wedding & Historic Theme Event Center

Built in 2003, the Turn of the Century Saloon in Montrose, Colorado is one of the most interesting properties we've ever listed--and we mean that in a good way. It has a very unique combination of desirable assets, including a historic 1890's-themed saloon and event center; 2 commercial kitchens; historic pawn shop with upstairs studio; 2 guest bedrooms; free-standing workshop & garage; and 2-bedroom, 1-bath home. It has immense commercial and income potential, ranging from day-to-day operations as a saloon with liquor license; short-term vacation rental; wedding & special events center; catering kitchen; and rental property. The theme of the buildings is reminiscent of a corner block of an 1890's Western town, complete with saloon, cigar store, pawn shop, and workshop. The venue is perfect for large parties and weddings and can easily host up to 200 people. There is plenty of room for parking.

Montrose, Colorado is the gateway to Telluride and the Black Canyon

Montrose is one of the larger towns in southwest Colorado, situated on US50 near the portal to the Black Canyon and the Gunnison River. The Montrose Regional Airport can land 737's and is served by direct flights from destinations as far away as Newark, New Jersey. Montrose is ringed by the San Juan mountains and Telluride is just over 45 minutes to the south. The area is known for excellent fishing, trophy big game hunting, skiing, 4-wheeling, and all kinds of mountain recreation. Montrose is one of the biggest trade centers in southwest Colorado, with big box stores such as Home Depot and Super WalMart, a VA clinic, hospital, and an active commercial core. The Turn of the Century Saloon is located a couple blocks north of the downtown core on 4th Street, with easy access to US 50 and Townsend Avenue, one of the main arteries through Montrose.

History as Profitable Event Center and Wedding Venue

The Turn of the Century Saloon has been the venue for many parties, weddings, and gatherings over the years. The owner has hosted many events. However, other business pursuits have taken him in a different direction over the past couple of years, and there have been no bookings for the past couple of years. If you want to see financials, you will be disappointed, as they are not available. Any buyer will have to work up their own marketing plan and realize that the business will have to be re-started from scratch. However, the liquor license is intact and the owner will cooperate in transfering the license to a qualified buyer.

Bar, Restaurant, Stage, & Surround Seating--a Perfect Party Venue

The saloon itself is a beauty. It features a long wooden bar like you would see in a movie. The downstairs area is 2,929 square feet and the balcony is 1,916 square feet. On the north end of the downstairs bar area is a stage large enough to hold a 5-piece band, which it has done many times. The dance floor is solid oak, and the outside areas of the dance floor are ringed with tables. Upstairs is a mezzanine with railings overlooking the dance floor and bar below, with room for more tables. On the north end of the upstairs are two guest rooms and a shared bath, perfect for a wedding party or other short-term rentals. Off to the right of the downstairs saloon is a good commercial kitchen, which is currently leased to an active catering business on a month-to-month basis. There are public men's and women's restrooms. The venue is offered with all furnishings and fixtures, except for the trophy big game mounts, which will not convey.

Owner's quarters--small but comfortable 2-bed, 1-bath home with kitchen and living room

Just to the east of the saloon are the owner's quarters, a small stand-alone house that is simple but very liveable. It has its own kitchen, bath, 2 bedrooms, and living room. Built in 1994, it has a total of 1,040 square feet.

"Pawn Shop" next to the saloon has upstairs suite

Just to the west of the saloon is a "pawn shop"--not actively run as a pawn shop, but themed in that manner. The building has unique Western touches and has an upstairs studio that could be used as an art studio, design studio, or could be converted into a small apartment with the addition of a bath.

Mechanic's Shop next door is rented to small engine repair business

Built in 1976, the small engine shop next door is a regular mechanic's shop (1,153 square feet) where the proprietor repairs chain saws, lawn mowers, and other small engine machines and vehicles. The shop could be retained in its current use as a rental or re-purposed to support the events center next door.
